Illegal Under Current Zoning

The project does not align with current zoning.

The Greene Springs property is zoned for rural residential and agricultural uses. A resort-style development with lodging, racetrack, gun ranges, and an amphitheater does not fit those permitted uses.

Traffic, Noise & Safety Risks

​Old Harding Road cannot handle racetrack traffic.

No TDOT traffic study has been done. High-speed engines and daily gunfire threaten families, livestock, and wildlife in the valley.

Zoning  Process Compromised

The same consultant working on city zoning is also representing the developer.

This overlap raises concerns about fairness and transparency. Residents are asking for independent review to ensure the process is unbiased.

Development Constraints

The site presents significant topographic and cultural challenges.

Steep ridges, streams, limited infrastructure, and possible cultural resources (such as burial sites) make the property difficult to develop responsibly.

Environmental Destruction & Rural Loss

Stormwater and runoff could impact the Harpeth River.

With no sewer access, environmental impacts remain a concern, as does preserving the area’s rural landscape.

Tax Status & Fairview Revenue

A proposed 501(c)(7) nonprofit structure would exempt the project from property taxes.

If approved, the 600-acre development would not contribute property tax revenue to Fairview. This means no direct funding for schools, fire, police, or city infrastructure that would support the project.
